Check who the route is for

The guest-investor permit is for qualifying third-country nationals, not people exercising EEA free-movement rights. A Dutch citizen should first assess the EEA route. Identify the relevant nationality and family status before comparing paid investment packages.

Use the current investment menu

The current factsheet lists at least EUR 250,000 in qualifying real-estate fund shares or a qualifying EUR 1 million donation. Direct purchase of an ordinary home is not listed as a qualifying option. Older documents or advertisements may differ: ask for the current legal basis before transferring money.

Prepare a controlled application

The authority describes applying in Hungary during a qualifying lawful stay and requires personal attendance for biometrics. Before travel, establish the entry basis and application timetable. For a fund, obtain the regulated manager’s identity, qualifying status, redemption terms, fees and risk documents; have them reviewed independently of the immigration seller.

Separate permission from investment performance

Budget the capital commitment, professional fees, accommodation and future administration separately. A qualifying investment is still an investment: assess liquidity and loss risk without assuming immigration eligibility proves financial quality. The permit is not citizenship or an automatic tax-residence conclusion. Obtain specific advice before making it part of a Dutch departure plan.
