Serbia: a home, a residence application and a longer plan
Property can support a residence application. Start with the legal ground and your actual living plan before making an offer.

Choose a qualifying home
The property ground concerns a residential building or flat in which you live. A purchase is evidence for an application, not an approval. Ask an independent lawyer to check title, permitted use, encumbrances and whether your nationality can acquire the proposed property before paying a deposit. Keep the property contract separate from any immigration service agreement.
Prepare the application
Use the official temporary-residence portal to identify your ground and entry requirements. Assemble your passport, lawful-entry record, address and category evidence. Ask the authority for the current supporting-document checklist, translation rules and fees. Create a calendar for expiry, renewal and any change of address rather than relying on a provider to remember them.
Understand the longer route
The foreigners law provides a permanent-residence route after three years of qualifying continuous residence, subject to other requirements. Its continuity rule allows absences totalling up to ten months, or one absence up to six months, during that period. Keep travel records; a permit sitting in a drawer does not establish actual continuity.
Make a workable decision
Before buying, compare renting while investigating another residence ground with committing capital to a home. Budget legal review, repairs, utilities and renewal work separately. Permanent residence is not citizenship, and neither resolves tax residence or bank acceptance. This guide does not verify a retail Serbian citizenship-by-investment programme or promise a passport.
Sources and further checks
Requirements and provider terms can change. Confirm the current conditions for your own case before acting. Provider details and external contacts are gathered on our partnership page.
Put your question into a practical next step.
Describe what you are trying to decide. We agree the appropriate scope and price before you commit. A question does not create a booking or payment obligation.
