Bosnia and Herzegovina: property needs an effective connection
Buying a home and qualifying to live in it are two separate checks.

Understand the exception
The ministry describes property-based temporary residence as exceptional and conditional on an effective connection to Bosnia and Herzegovina. Treat that connection as a question to resolve with the competent field office before purchase. Owning a building alone should not be marketed as an automatic approval.
Get the right checklist
The foreigner-affairs service publishes a dedicated real-estate ownership checklist among its temporary-residence documents. Obtain the current version and ask how it applies to your nationality, entry status, address, means and insurance. Keep a dated copy and ask which foreign documents need translation or legalisation before ordering them.
Investigate the property independently
Commission a local lawyer to investigate title, encumbrances, access, permitted use and your ability to buy the specific property. For rural land, ask about water rights, utilities, boundaries and lawful construction. These are due-diligence questions, not findings that a particular property is suitable or available.
Plan for a real stay
Put accommodation costs, travel, document work and renewal administration into the same budget. Ask what evidence of continuing connection will be required if you spend time abroad. Property residence is distinct from work permission, taxation and nationality. A fuller current citizenship and absence-rule assessment remains necessary before relying on a long-term passport plan.
Sources and further checks
Requirements and provider terms can change. Confirm the current conditions for your own case before acting. Provider details and external contacts are gathered on our partnership page.

Describe what you are trying to decide. We agree the appropriate scope and price before you commit. A question does not create a booking or payment obligation.
