Georgia: separate property residence from business registration
Start with the current agency requirements and an independent valuation, not an old property threshold.

Read the current threshold
The SDA page lists a short-term property route for non-agricultural real estate with market value exceeding USD 150,000 equivalent in GEL. Its separate investment-residence route uses a different USD 300,000 framework. These are different categories; do not merge their requirements or describe either as citizenship.
Check value and ownership
Before reserving a property, ask an independent professional about title, encumbrances, legal use and the required valuation evidence. A seller’s asking price is not an authority’s accepted market value. Make the transaction timetable leave room for legal review rather than assuming an immigration application will cure a property problem.
Build the residence file
The agency lists application, travel document, lawful-stay evidence, title, valuation, photograph and fee evidence for the property route. Obtain the current checklist for your category before filing. Company registration, a tax number and permission to reside or work answer different questions; have each checked against the activity you actually intend.
Choose the place as well as the route
Test a normal working week before committing capital: internet, heating, transport and access to healthcare can matter more than an attractive advertised yield. Keep a separate tax and banking review. This edition does not establish a complete naturalisation timeline, approve any property or promise that limited presence preserves every status.
